It's clear that developer Albert Laboz loves the landmark vintage 1924 structure.

"It has phenomenal bones, and I'm looking at that, not as a challenge, but really as the asset for this unique location," he says.

City departments are being moved to higher floors in the building to make room for the conversion.

"You just walk downstairs, you see how great these ceilings are. The space is just an awesome space. The location is phenomenal," says Laboz of United American Land. "The location and the building will sell itself."

He hopes the restaurant will appeal to a wide cross section of the downtown Brooklyn population and bring nightlife to the area.

The building is located at 210 Joralemon Street.

There will be a separate entrance for the retail areas so shoppers won't have to go through security.
